One contract. One answer. No gaps.
Designers and builders under a single contract, with one team accountable for the drawings, the price, the schedule and a facility that works on Day One.
Why it matters.
Gaps between contracts cost money
When design and construction sit in separate contracts, errors and omissions turn into change orders and finger-pointing. One contract closes that gap.
Time is part of the budget
Overlapping design with procurement and construction can take months off a schedule, but only when the designer and builder plan together.
Mission-critical work cannot be guessed
Secure rooms, redundant power and watch floors have requirements that must be designed, built and proven. One accountable team makes sure nothing is lost between them.
How we deliver it.

- 01
Single point of responsibility
ScottHarry holds the contract for design and construction. If something in the drawings does not work in the field, it is our problem to solve.
- 02
Progressive design-build
We develop the design with you in open-book stages under a fee and propose a price only when scope is clear. You keep an off-ramp at each stage.
- 03
Field in every design review
Superintendents, systems leads and trade partners sit in design reviews, so details are drawn the way they will be built and tested.
- 04
Staged packages
Site, foundations and structure start while interiors and systems are still being designed, and long-lead equipment is released early.
- 05
Commissioning in the contract
Testing and commissioning are designed in from the start, so the same team that drew the systems proves them before handover.
What you receive.
Every engagement is scoped to the project. These are the core outputs owners can expect.
Your program, performance criteria and standards in one document the whole team designs to.
Design released in packages so early work can start while later scopes are still being drawn.
Open-book cost models at each stage, leading to a lump sum or GMP you can accept or walk away from.
Design, permitting, procurement, construction, commissioning and turnover in one schedule.
The tests each system must pass, who witnesses them and when they happen.

A watch floor that never goes dark.
A secure operations center needed accredited spaces, a 24/7 watch floor and redundant power and cooling behind every screen. One design-build team carried the design, construction and commissioning, kept security requirements in front of every design review and ran failover tests on power, cooling and systems before the first shift sat down.

Questions owners ask us.
What is progressive design-build?
You select the team on qualifications, pay a fee to develop the design with us, and agree the price once scope is clear. If the price does not work, you can stop and take the design elsewhere.
Do we lose control of the design?
No. You set the program and performance requirements and approve each design stage. What changes is that one team is accountable for meeting them.
Can you work from our bridging documents?
Yes. We take bridging documents through to construction documents, flag conflicts early and propose alternatives where they save cost or time without changing performance.

Talk to the people who will build it.
Share the project, the site and the date that matters. A senior builder will come back to you within one business day.
