Offices, homes and street retail stacked over an edge data center that serves the tower and the blocks around it.
Putting a data center under a mixed-use tower changes everything about the building. The edge facility needed its own power, cooling, fiber entries and security, isolated from the offices and homes above. Noise, heat rejection and generator exhaust all had to be solved without disturbing residents, and the data center had to be ready before the first tenant moved in.
The approach.

- 01
Two buildings in one structure
The data center has its own structural zone, fire separation, entries and mechanical paths, designed with the tower from the foundation up.
- 02
Quiet neighbors
Generators, chillers and exhaust were placed, screened and acoustically treated so residents above never hear the plant below.
- 03
Fiber from the street, diverse
Two carrier entries on opposite sides of the site feed the meet-me room, with pathways protected from the tower’s other trades.
- 04
IST before occupancy
The edge facility passed integrated systems testing under load before the tower’s first office or residential floor opened.
The outcome.
“Most people in this tower will never know there is a data center under their feet. That is exactly how we built it.”
