Build · MEP Coordination & Commissioning

Every system tested before handover.

MEP, low-voltage, AV, networking, security and owner vendors coordinated under one schedule, then proven through Level 1–5 commissioning and integrated systems testing. When we hand over, the facility is ready for operations on Day One.

Where facilities fail.

01

Systems fail at the seams

Power, cooling, controls, network and security are often built by different contractors on different timelines. A failure rarely starts inside one system. It starts where two of them meet.

02

A pretty room is not a ready room

A data hall that cannot hold temperature under load, a UPS that will not transfer or a door that will not badge is not ready, however good the finishes look.

03

Late testing means late operations

When commissioning is squeezed into the last few weeks, problems surface after the owner has moved in. In a live facility, that is downtime with your name on it.

Our approach

How we get you to Day One.

  1. 01

    MEP coordination in the model

Mechanical, electrical, plumbing, fire protection and cable tray are coordinated by floor and zone, and the ceiling space and white space are signed off before anyone hangs a support.

  2. 02

Low-voltage, AV, networking and security as core scope

Structured cabling, AV, network, access control and video surveillance are scoped, sequenced and tested with the MEP work, not left to the last month.

  3. 03

    Owner vendors under one schedule

Racks, IT hardware, specialty equipment and owner integrators get defined access dates, clean rooms to work in and test windows built into the critical path.

  4. 04

    Level 1–5 commissioning

Factory witness tests, installation checks, start-up, functional performance testing and integrated systems testing, each with documented scripts, witnesses and closed issues.

  5. 05

Integrated systems testing and data hall readiness

Load banks, failure scenarios and transfer tests prove power, cooling, controls and monitoring work together under load, so the first customer rack lands in a proven hall.

What you receive.

Every engagement is scoped to the project. These are the core outputs owners can expect.

In practice · Hyperscale Data Center Campus

Every megawatt proven before the first rack.

Two data halls and a central utility yard had to be ready for customer equipment on a fixed date. We coordinated power, cooling, controls and fiber pathways in one model, brought the owner’s rack and network vendors into our schedule, and ran Level 1–5 commissioning ending in an integrated systems test with load banks across both halls. Every failure scenario was tested and closed before the first customer rack arrived.

Questions owners ask us.

What do Level 1 through 5 commissioning cover?

Level 1 is factory witness testing, Level 2 is receipt and installation checks, Level 3 is start-up, Level 4 is functional performance testing of each system and Level 5 is integrated systems testing of everything working together under load.

Do you coordinate low-voltage, AV and security too?

Yes. They are part of our core scope, coordinated in the model and scheduled with the MEP work, so cabling, devices and programming are complete and tested before turnover.

How do you work with our own vendors and integrators?

We bring them into one schedule early, give them defined access dates and clean, conditioned rooms to work in, and include their systems in functional and integrated testing.

Who handles commissioning?

We plan and run the contractor side of commissioning and work alongside your commissioning agent, whether you hire them directly or through us.

Can you upgrade systems in a live facility?

Yes. We write MOPs for every shutdown and cutover, set up temporary power and cooling where needed and schedule tie-ins in agreed windows so operations keep running.
