Efficiency you can measure, not just model.

We bring energy, carbon and waste into the same conversation as cost and schedule, then prove performance through commissioning, so the efficient building on paper is the efficient building you run.

Why it matters.

01

Power and cooling are the big bills

In technology-heavy buildings, the systems that keep equipment running use far more energy than the lights. Small losses in efficiency add up every hour of every year.

02

Embodied carbon is spent early

Concrete, steel and equipment choices made in design and procurement lock in most of a building’s carbon long before it opens.

03

Untested systems waste energy

A building that never had its controls tuned or its sequences verified can run inefficiently for decades without anyone noticing.

Our approach

How we work.

  1. 01

    Efficiency in design reviews

We review cooling strategies, equipment selections and controls sequences with the engineers, and price the options so efficiency is a decision, not a hope.

  2. 02

    Embodied carbon comparisons

Structural and envelope options are compared by carbon as well as cost, using supplier environmental product declarations where they exist.

  3. 03

    Low-carbon concrete

We test mixes with supplementary cementitious materials with the ready-mix supplier and the engineer, matching strength and cure time to the pour schedule.

  4. 04

    Waste diversion

Separated streams, recycling haulers and packaging take-back, with monthly tickets that show where every load went.

  5. 05

    Commissioning that proves it

Functional and integrated systems testing verifies every sequence, setpoint and alarm, so the building runs the way it was designed on Day One.

Liquid-cooled racks, tuned before fall semester.

A high-performance computing hall puts a lot of heat in a small space. Under one design-build contract we worked with the engineers on a liquid-cooled rack strategy, staged the cooling plant so capacity matched each phase of rack delivery, and ran every pump, valve and controls sequence through functional testing before researchers logged on.

Questions owners ask us.

Do efficient choices cost more?

Some do and some save money. We price each option with its operating effect so you can decide with the whole picture in front of you.

Will low-carbon concrete slow the schedule?

Not if it is planned. Some mixes gain strength more slowly, so we test them early and use them on pours where cure time is off the critical path.

Can you support a green building certification?

Yes. We manage the construction-phase requirements and documentation for the rating system the owner and design team select.
