Development · Mixed-Use

Mixed-use, with a data center inside.

Vertical mixed-use towers where offices, homes and street retail share structure and systems, and where an edge data center can sit in the base. One schedule, one coordinated model and every use ready on its own opening day.

What owners need from us.

01

Several buildings in one

Residential, office, retail and technical space each carry their own code, structure and systems. They meet at transfer slabs, shafts and shared loading docks.

02

Critical space next to everyday space

An edge data center needs its own power, cooling, security and generator plant, separated from the homes and offices above it.

03

Retail at grade sets the tone

Storefronts need tall clear heights, exhaust routes and flexible utilities, all ready before tenants are known.

In practice · Mixed-Use Tower & Edge Data Center

Thirty-one stories over an edge data center.

The mixed-use tower was delivered under CM at-risk. Offices, homes and street retail were stacked over an edge data center with its own power, cooling and security, coordinated in one model and commissioned on its own track so the facility could serve the tower and the surrounding blocks.

Questions owners ask us.

Can a data center really share a building with homes and offices?

Yes, with the right separation. Structure, fire ratings, acoustics, generator exhaust and security are designed so each use works without bothering the others.

Can retail tenants start before the building is finished?

Yes. We deliver retail shells with utility stubs and exhaust routes early, so tenant build-outs can run while upper floors finish.

How do you commission a building with so many uses?

Each use gets its own commissioning track, with critical systems tested to data center standards and base building systems tested to theirs, then integrated where they meet.
