A builder at the table while it’s drawn.
Construction management at-risk or as your agent. We join during design, price the work in the open, coordinate every trade and owner vendor, and carry a guaranteed maximum price through to a building that is ready to operate.
Why it matters.
Design needs field input
Equipment access, cable pathways, crane picks and long-lead gear all shape the drawings. A CM at the table during design catches problems while they are cheap to fix.
Owners need to see the numbers
Public and board-approved money has to be defensible. Open books show every trade bid, every fee line and every dollar of contingency.
Technology scope arrives late
AV, broadcast, networking and security systems are often designed last. A CM who plans for them early keeps them from landing on top of finishes in the final weeks.
How we manage it.

- 01
At-risk or agency, by fit
At-risk, we hold the trade contracts and guarantee the price. As agency CM, you hold the contracts and we advise and manage. We help you choose based on your risk and procurement rules.
- 02
GMP built from real bids
We set the guaranteed maximum price once design is far enough along to price with confidence, using bids from qualified trades instead of allowances wherever we can.
- 03
Early release packages
Demolition, utilities, foundations, structure and long-lead equipment can be bid and released ahead of the full GMP.
- 04
One schedule for every party
Trades, specialty systems integrators and owner vendors work from one schedule with defined access dates and test windows.
- 05
Open-book cost control
Bid tabulations, buyout, general conditions, fee and contingency draws are all visible, with monthly reports on committed, spent and forecast cost.
What you receive.
Every engagement is scoped to the project. These are the core outputs owners can expect.
A priced, qualified GMP with clear assumptions, exclusions and allowances.
Bid packages, prequalified bidder lists and release dates tied to the master schedule.
Committed cost, spend to date, forecast at completion and every change in one report.
Every draw with its cause, amount and approval, reconciled with you at closeout.
Install, programming and test dates for AV, networking, security and owner systems.

Studios tuned before the first audience.
Broadcast studios, a projection theater and immersive galleries meant the technology mattered as much as the building. As CM at-risk we joined in design, released structure and acoustic packages ahead of the GMP, bid every trade in the open and gave the AV and broadcast integrators protected time to install, tune and test before opening.

Questions owners ask us.
What is the difference between CM at-risk and agency CM?
At-risk, we hold the trade contracts and guarantee a maximum price. Agency, we advise and manage while you hold the contracts and the cost risk. Both put a builder in the room during design.
When is the GMP set?
Usually between design development and construction documents, once there is enough detail to price with real bids. Early packages can be priced and released before then.
What happens to unused contingency?
It is reconciled with you at closeout. Under most CM at-risk contracts, unspent contingency and buyout savings return to the owner or are shared as the contract sets out.
Can a CM at-risk contract work for public owners?
Yes. We work within public procurement rules, including qualifications-based selection and open trade bidding where required.
