Find the clash on screen, not overhead.

We model the building, the racks and every pathway before crews mobilize, so conflicts between duct, pipe, cable tray and structure get solved at a desk instead of on a lift.

Why the model matters.

01

Every clash has a price

A tray that hits a duct is a five-minute fix in the model. Found during install, it is an RFI, rework and a crew waiting for an answer.

02

Technical ceilings are full

Power, cooling, fire protection, cable tray and AV infrastructure all compete for the same few feet above the ceiling. Every trade needs a route before it fabricates.

03

Existing conditions rarely match the drawings

In occupied hospitals, towers and operations centers, record drawings are often wrong. Building to bad information means cutting, patching and outages nobody planned.

Our approach

How we model it.

  1. 01

    Multi-trade coordination

MEP, fire protection, low-voltage and AV trades model their work in one federated model. Clashes are logged, assigned and closed before shop drawings go out.

  2. 02

    Laser scanning of live spaces

We scan occupied floors, plant rooms and shafts so tie-ins are designed to real conditions and shutdown windows are spent working, not measuring.

  3. 03

    4D sequencing

The model is linked to the schedule to test crane picks, laydown, equipment set routes and trade stacking before the first crew arrives.

  4. 04

    Model-based layout

Robotic total stations place sleeves, hangers, rack positions and embeds straight from the coordinated model.

  5. 05

    Model to prefabrication

Coordinated models feed multi-trade racks, electrical skids and assemblies built in a shop and set in place with fewer hands on the deck.

What you receive.

Every engagement is scoped to the project. These are the core outputs owners can expect.

Coordinated modelFederated BIM

Architecture, structure, MEP, low-voltage and AV combined and signed off by each trade before fabrication.

Clash reportsWeekly

Open conflicts with owners and due dates, and the record of every one resolved.

4D sequenceLogistics

A visual build sequence tied to the critical path, used for logistics planning and stakeholder reviews.

Scan dataPoint clouds

Registered scans of existing conditions and in-place work, ready for design checks and verification.

As-built modelTurnover

A model updated to field conditions, with asset data your operators can use from Day One.

In practice · Hospital Imaging & Data Wing

MRI shielding, a server room and no surprises.

The new wing tied into a hospital that never closed. We scanned every corridor and shaft we had to cross, coordinated MRI shielding, medical gas, power and data pathways in one model, and planned each tie-in to the minute before a shutdown was requested. Crews spent their outage windows installing, not discovering.

Questions owners ask us.

What level of detail do your models carry?

Enough to fabricate and install. We agree model detail by trade and by phase in a BIM execution plan at the start, including low-voltage and AV, so everyone knows what the model will show.

Can you work with models from our design team?

Yes. We take design models in common formats, federate them with trade models and send coordination issues back to the designers through a shared log.

Is VDC worth it on a smaller project?

Often, yes. Scanning one plant room before a tie-in or coordinating one crowded corridor can pay for itself in a single shutdown. We scale the effort to the risk.

What do we get at the end?

An as-built model and scan data tied to your asset list, in a format your facilities and IT teams can open and keep current.
