The brief

A residential tower with app-based access, building-wide Wi-Fi and smart controls commissioned floor by floor.

Residents now judge a building by how well the technology works on the first night: the door app, the Wi-Fi in the gym, the thermostat on the wall. This tower had to deliver all of it at scale while floors were still being finished above the ones moving in. One weak integration would have turned a feature into a complaint.

How we built it

The approach.

  1. 01

Smart systems designed with the shell

Access control, Wi-Fi, building automation and in-unit devices were coordinated in the model alongside structure and MEP.

  2. 02

    Commissioned as the floors climbed

Each floor was tested for coverage, access and controls before the next was released, so problems were found early and fixed once.

  3. 03

    One platform, many vendors

Our team managed the integrators so door hardware, cameras, elevators and resident apps worked as one system.

  4. 04

    Move-ins in phases

Lower floors opened while work continued above, with separate access and hoist routes keeping residents and crews apart.

The outcome.

“The first thing a resident tests is the front door app. We tested it on every floor before they ever got the chance.”
